One of my fields of specializations as a professional photographer based in Myrtle Beach, South Carolina is Real Estate Photography.
Three Main Areas of Real Estate Photography I do:
1. Real Estate Listing Photography (hired by agents, brokers, sometimes owners)
2. Rental Real Estate Photography (hired by hosts renting out their property to vacationers)
3. Commercial Real Estate Photography (hired by various clients to showcase community amenities, model homes, retail space, etc.)
I approach these 3 types of real estate photography very differently. In this short article I will discuss each type and show some samples of my work. There is a huge difference between photographing Real Estate for MLS listings, for rental properties on Vrbo and Airbnb, and Commercial Real Estate.
Real Estate Listing Photography
The main genre of real estate that I get commissioned to do is listing photography for the sale of a condo or house. The clients that hire me for this type of work are usually realtors but on occasion it is the broker or the home owner. For listing photos, my goal is showcase the condo or house in a realistic and classy way, capturing the space as it is yet in the best possible way. You never want to mislead any potential buyer looking at the photos online. No one wants to be surprised when they walk into a home showing and find the place looks nothing like what they saw online. At the same time, you want photos that are bright and not too dark, clean lined, pleasing to the eye in their composition and that show every aspect of the home. Potential buyers want to see every room, every appliance, every upgrade, the yard, the garage, any community amenities they will have access to, etc. Drone photos are also sometimes requested for these types of real estate photography sessions to showcase proximity to the ocean or intracoastal waterways.
Rental Real Estate Photography
For the second type of real estate photography that I do, which is rental photography, my approach is similar to the first yet slightly more focused. Not only am I photographing the property to showcase the full aspect of what the space has to offer, but I am also zooming in on the small details. When I say small details, I mean those little extra touches that the property manager/ host has included to make sure their guests have a terrific experience and the upmost comfort while staying in the space. This can be as simple as detail shots of the linens, pillows, artwork, dishes and cookware, to a closet full of beach chairs to use, to an array of amenities on the property. The goal is to show people WHY they want to stay at this rental.
Commercial Real Estate Photography
The third, and final type of real estate photography that I offer is commercial real estate photography. This one is a whole other ballgame. This one requires a lot more prep work and precise execution. The types of clients who hire me for this kind of work are often corporations who need shots of a new shopping plaza, retail space, or a local business needing images of their space for website and social media. In some instances, I work for companies who's business is to provide photography to home builders. Builders coming in to an area and building homes need to show potential buyers what the area around the new community they are building offers.
My style for this genre of photography is flexible. Sometimes my clients want a certain look and that calls for different post-processing work. This type of photography is quoted on a job by job basis. Price depends on what all the project entails like shooting time, travel involved, and post processing work (photoshop).
